Construction is scheduled to break ground this September on the first phase of a half-billion-dollar industrial expansion in St. Clair County.
Birmingham-based developer Interstate Capital will begin with a 250-thousand-square-foot facility in Port Huron Township.
Future phases include development in Marysville and a massive infrastructure build out in Kimball Township, adding underground utilities and a new two-mile commercial access road along I-94.
Company officials say there are currently no industrial tenants attached to any of the sites, but they aim to leverage the Blue Water Bridge and rail tunnel to attract cross-border trade and manufacturing.
CEO Greg Dilone confirms the sites will strictly host manufacturing firms and specifically not data centers, aiming to create local jobs paying over twenty dollars an hour. In an effort to buffer neighboring residents, plans include forty new single-family homes in Marysville and public recreational trails in Kimball Township.
